The University Heights Planning Commission voted to recommend that City Council approve demolition of the existing house at 2530 Claver Road and the site plan for a new single‑family dwelling, subject to a development agreement and the posting of a bond.
George Pawlowski, market manager for Drees Homes, told the commission the project had already obtained approvals from the Board of Zoning Appeals and the Architectural Review Board and that the ARB requests had been incorporated into the resubmitted plans. “All requested modifications have been provided, on the prints and resubmitted to the city,” Pawlowski said.
Planning staff noted a lot‑coverage variance previously granted: the neighborhood maximum is 25 percent and the approved variance allows 27.3 percent lot coverage. Staff also confirmed the applicant received BZA approval to permit basement sleeping rooms and that final building plans will be reviewed to meet the Residential Code of Ohio (2019) and fire‑safety requirements.
Commissioners moved to recommend approval to council, subject to a development agreement and posting of bond; a roll call vote recorded affirmative votes and the recommendation will proceed to City Council for final action.
Next steps: City Council will consider the commission’s recommendation; once council acts the applicant must finalize permitting and post the required bond.
