Council asks staff for options to encourage innovative redevelopment in urban renewal areas

City Council instructed the city manager and planning staff to compile a set of options this summer aimed at streamlining redevelopment and encouraging innovative design in Longmont’s urban renewal priority areas.
The motion, introduced by Council member Robert Popkin and seconded by another councilor, asks staff to present a comprehensive package of “creative options” for increased flexibility, clarity and potentially different building heights in targeted urban renewal zones. Popkin cited underutilized parcels in areas such as Sugar Mill, Flower Mill, First & Main and parts of North Main Street as potential candidates for an “urban renewal innovation overlay.”
Staff said the timeline of August or September would likely work and that the proposal could dovetail with existing projects such as Village at the Peaks and South Main Station. The council passed the direction unanimously, and staff will prepare a study-session report to inform potential zoning or overlay concepts.
Council members emphasized the desire to attract thoughtful developers and preserve neighborhood context while testing options that could speed approvals and support infill redevelopment.
