Supervisors approve land-use change to allow single-family dwelling on former farmstead

The Benton County Board of Supervisors approved a land-use change request that allows a single-family dwelling and relocated garage on roughly 1 acre of a 19-acre parcel owned by the Matusch family west of Garrison.
Planning staff said the site is about 4 miles west of Garrison in Section 27 of Monroe Township and is part of an original farmstead. The county’s report noted the parcel has a high corn-stability rating (a soil productivity measure) of about 90 but that the house and garage historically sat on the farmstead and were removed more than three years ago, which requires approval for a new nonagricultural use. Staff noted an existing well on site, surrounding row crops, and that five adjacent owners received notices; the county received no public comments on the application.
Staff said the driveway lacked adequate sight distance and that a conforming driveway would be installed to the north, that an on-site private sewage disposal system would be required and that a sand-filter system had been identified as necessary after an initial site visit. The board approved a motion to grant the land-use change.
The approval included direction that required site improvements be completed — including a conforming driveway and compliant private sewage system — before final occupancy.
