Casa Grande — The City Council adopted a zoning code amendment that reduces the minimum corner-lot width for certain commercial zoning districts from 200 feet to 50 feet and cleans up cross-references in the code’s parking and access sections.
The change, adopted as Ordinance No. 3464, removes a corner-lot exception that had required 200-foot widths in B-2, B-4 and commercial office districts and aligns those corner lots with the 50-foot standard used elsewhere in similar zones. Staff described the amendment as an infill-oriented clarification to allow more parcels to be used for commercial development and to remove obsolete references that remained after a prior rewrite of the access- and parking-related code sections.
Planning and Zoning Commission recommended approval by unanimous vote. No speakers addressed the matter during the council’s public hearing. The ordinance includes severability language and an effective date that allows the updated standards to apply to future rezoning and development proposals.
Ordinance No. 3464 passed by roll call with all members voting yes. Staff said the change is intended to increase flexibility for infill and simplify future zoning administration.
