Plan Commission approves Convivio patio conversion of underused bocce court

The Carmel Plan Commission on May 20 approved an ADLS amendment allowing Convivio Wine & Carmel to convert an underutilized bocce ball court into an expanded private dining patio with two pergolas and additional landscaping.
Owner‑operator Andrea Milani said the bocce court area, built before the COVID pandemic, proved underused and is exposed to strong west sun; the petitioner proposed filling the court and adding two Smart Pergola structures (black finish) to expand outdoor seating. Milani provided a letter from the property landlord confirming tenant permission to alter the common‑area amenity and agreeing that, if the tenant vacates, the landlord will restore the space to a common area.
Department staff said the conversion constitutes a substantial alteration to the PUD concept plan and therefore required plan commission approval. Staff found the proposed pergolas and patio improvements comply with PUD architectural standards and recommended approval. Commissioners voted to approve the ADLS amendment by voice vote.
