Council approves comp-plan amendment and rezoning for Creekside subdivision

The West Bend Common Council on May 19 approved two ordinances to amend the 2020 comprehensive plan and rezone land in the Creekside subdivision from two-family residential (RD-2) to single-family residential (RS-4).
City staff and the Plan Commission recommended the change after the developer requested the modification to provide a smoother transition between multifamily areas and single-family neighborhoods. “They've asked to change that to single family, just to make that area kind of fit in a little bit better with the rest of the neighborhood,” a city staff presenter, Jim, told the council.
Council members noted a slight difference in acreage between the two actions: the comprehensive plan amendment covered 9.8 acres while the zoning ordinance applied to approximately 10.1 acres. Jim explained the discrepancy is due to mapping conventions: the land-use plan excludes rights-of-way while zoning extends to the centerline of roadways.
Alderman Butchlick moved and Alderman Zingsheim seconded the motions. Both the land-use amendment (ordinance No. 2) and the rezoning (ordinance No. 3) passed on voice votes with no recorded opposition.
The council record shows the items previously appeared before the Plan Commission, which held a public hearing and recommended approval. Staff said the change is intended as an acceptable transition between existing multifamily development and adjacent single-family lots.
