Randy Tetrault of Norway Plains Associates, the licensed land surveyor for the applicants, said the change redraws a 66-acre parcel and a 12-acre parcel so that the 12-acre lot increases to about 26.5 acres and the larger parcel reduces to about 51.5 acres. He said no new lots are being created and existing wells and septic systems remain in place.
The board granted three waivers related to showing detailed wetlands delineation and steep-slope mapping, with the condition that recorded deeds or sample deed language would be submitted as a condition of final approval. The board accepted the application as complete and voted to approve the lot-line adjustment subject to the stated precedent and subsequent conditions.
Melissa Countway, one of the owners, said the change will allow her to consolidate a horse field and build a residence on carved acreage; she and family members were present and described the lot configuration and current driveway access.
