Staff noted that neither C4 nor C1A has a minimum lot size in the zoning code and that setbacks in both districts are identical; the buildable width on the parcel would be limited by setbacks. Petitioner Kelly Roy said the parcel measures roughly 32 by 100 feet and that short- to mid-term plans could include a narrow residence, small shop or office; Roy said they may approach the adjacent church about purchasing a sliver of land to accommodate setbacks.
No members of the public testified in opposition. The planning commission recommended approval and will forward the recommendation to the Dalton City Council for final action.
