Staff member Liz, presenting the proposal, said the request includes a preliminary site and building plan, preliminary plat and rezoning from RR2 (rural residential) to Planned Industrial District PID 12 and that the submittal is the “preliminary step” before a final application that will include civil, architectural, stormwater and wetland details.
The approval matters because the project will require coordinated road and utility work on Creek Road, refinements to on-site landscaping and berming to screen neighbors, and final wetland mitigation. Staff said those infrastructure upgrades are being scheduled to align with EDCO’s build timeline and the City’s Municipal Services building work nearby.
