Seminole County’s Board of Adjustment approved two variances for a storage shed at 411 Kentwood Avenue: a roof height variance from 12 feet to 14½ feet and a rear-yard setback variance from 30 feet to 17 feet.
Staff said the existing shed is 135.8 square feet, encroaches 13 feet into the required rear yard, and is the subject of a code-enforcement violation (case 23224). The property owner, Jill Kelly, told the board she did not build the shed and that it has been on the lot for about 25 years. A neighbor who abuts Kelly’s backyard, Wayne Mollm, spoke in support and said, “The building is very well kept... I think you ought to allow the variance.”
Staff noted the property owner had applied for a building permit (248765) but that approval would require the variances. After public comment and questions from board members, the board moved to approve the variances; the motion passed with no recorded opposition in the transcript.
The approval allows the owner to secure the building permit subject to standard building-permit review.
