The Fuquay-Varina Planning Board on May 20 recommended approval of a zoning map amendment for 207 Railroad Street that would reclassify a 0.381-acre parcel from residential medium density to general commercial conditional zoning to permit expansion of an existing dog-care operation.
Wayne Malden of Malden Watkins Surveying, speaking for the petitioner, said the site formerly hosted the town’s water filter plant and several business uses and that the current rezoning would “rezone it back to a type of use that's been there,” allowing the Pooch Pad to expand. “We are here tonight to ask to rezone it back to a type of use that's been there, that has been used for,” Malden said.
Staff recommended approval, noting the petitioner requested a land-use plan amendment from Town Center Residential to Suburban Commercial and that proposed conditions align with the 2040 Community Vision policies encouraging infill redevelopment and commercial development in priority infrastructure areas. No members of the public signed up to speak on the item.
A planning-board member moved to recommend approval; after a second the board voted in favor and the motion carried. The recommendation now advances to the Town Board for final action. Any site-specific conditions and subsequent permitting will be reviewed during the plan-review process.
