The Telehoma Regional Planning Commission approved the final plat for the Hernandez East Lincoln Minor Subdivision, a proposal to create three lots of record from property at 1004 and 1006 East Lincoln Street, by a 6‑0 vote.
The applicant, Patrick Rhodes, accompanied by David Rhodes, described the plan; planning staff explained how one existing lot (1004) would be split and a rear portion of 1006 would create a flagpole access to East Lauderdale Alley for the new lot.
Planning staff member Mr. Luthy summarized the plat: Lot 1 will be the existing lot after removal of its rear portion; Lot 2 will retain the current structure; Lot 3 will be the new parcel with legal access to East Lauderdale via a 30‑foot‑wide flagpole (subdivision regulations require 30 feet). Luthy said refuse pickup arrangements would not pose an issue because an existing home at the end of the dead‑end, gravel East Lauderdale already receives trash service.
A motion to approve the final plat “with staff comments” was moved and seconded by commissioners; the commission voted 6‑0 to approve. Commissioners asked questions about the flagpole access and whether the alley terminates in a cul‑de‑sac; staff clarified the alley is a gravel dead end and that the official right of way stops at the flagpole portion.
The parcel is zoned R‑2. No public comments were offered during the hearing.
The commission’s approval was conditioned on staff comments noted on the record; no additional conditions or deferments were imposed.
