The Hamilton County Commission approved a rezoning request for property at 929 Horn Road, adopting Resolution 525-39B to rezone the parcel from A-1 agricultural and R-2A rural residential to C-3 general business, subject to two conditions limiting permitted uses and building height.
RPA planning staff presented the case and recommended approval with conditions, citing compatibility with surrounding uses and the adopted comprehensive plan for the area. The conditions restrict the property to a defined list of uses (single-family dwellings, certain manufactured homes, farming, stables, churches and similar worship places, offices, storage garages, and specific warehouse uses) and cap building height at two stories or 30 feet.
The request was moved to approve by Commissioner Chauncey and seconded by Commissioner Graham. No speakers appeared in opposition at the county meeting, and the planning commission had recommended approval with the same conditions. The commission recorded the vote in favor and approved the rezoning. The applicant was not present at the meeting.
Staff said the rezoning is for roughly 1.15 acres and noted C-3 zoning already exists to the south of the property, creating a precedent in the vicinity for this use category.
