The Board of Adjustment voted to grant a variance so a proposed six‑chair dental clinic can be built on a narrow lot at 14413 North MacArthur Boulevard.
Tony Blatt of ADG Blatt Architects, representing the owner, told the board the lot is 68 feet wide east‑to‑west but, after allowances for right‑of‑way, parking and sidewalks, leaves roughly 50‑plus feet of building depth. "I need about 64 feet, and we have about 54 feet for our building," Blatt said, explaining that a standard six‑operatory dental layout requires roughly 60 feet plus wall thickness to provide north‑facing operatories preferred for natural light.
Blatt said the applicant seeks a five‑foot rear‑yard setback (reduced from the typical 15‑foot O‑2 rear setback) to accommodate the requested operatory layout. Planning staff and board members discussed adjacent development and materials; Blatt said the rear elevation would be masonry to match the other sides and the adjacent property had a 28‑foot buffer to its parking lot.
Board members expressed support, noting the hardship arguments and site configuration. A motion to approve case number 15926, stating the request met the statutory requirements for a variance, passed. The board’s approval allows the project to proceed under the reduced rear‑yard setback.
