The Lewisville Planning and Zoning Commission on April 15 recommended approval, unanimously 7‑0, of four separate zone changes that would reclassify multiple parcels in the Mackenzie Hembree addition from Light Industrial (LI) to single‑family residential (R‑7.5/R‑7.5D as applicable).
City staff said they were initiating the rezoning on behalf of four property owners who asked to return parcels that are currently zoned light industrial back to residential. Staff noted two of the lots are vacant and two contain homes; the owners have expressed a desire to either preserve existing housing or to develop the vacant lots for residential use in the future.
A commissioner asked whether surrounding industrial uses posed a nuisance risk to future residences. Planning staff replied that existing industrial activity in the neighborhood is mostly daytime and that converting the parcels to residential would not add a greater nuisance than currently exists.
Three residents were listed as statements in support (Royce Powell, Tamika Powell and Chastity Ward), and staff said property owners were available if the commission had questions. Each of the four rezoning items was called separately and each motion to recommend approval passed 7‑0.
All four items will go to the City Council for a second public hearing and final decision on Monday, May 5, 2025, at 7:00 p.m.
