Commission approves conditional use permit for small manufacturing operation in rural overlay

The Santa Fe County Planning Commission on May 15 approved a conditional use permit for Ridgeline Manufacturing to operate a light manufacturing business on a 67.1-acre parcel at 3236 New Mexico 41 in rural Stanley, subject to the conditions outlined by staff.
Billing and Development supervisor Dominic Jaces Netos told the commission the applicant proposes a 2,800-square-foot accessory garage and to use the second floor for an office. The operation will run CNC and additive manufacturing equipment for small, tight-tolerance parts; the applicant said materials will include metals and plastics. The business anticipates one nonresident employee, operating hours Monday through Friday, 7 a.m. to 6 p.m., and about four client visits per month. Staff found the proposal satisfies the SLDC conditional-use criteria and the relevant design standards and recommended approval with conditions.
Applicant Matthew Roybal (Ridgeline Manufacturing) said the business performs small-quantity manufacturing in support of regional laboratories and medical device customers and that all machining and material handling will be inside the building. “We are a small business,” Roybal said, explaining the move would consolidate operations and reduce travel between sites. He confirmed millings would be collected and recycled.
Commissioners asked about wells on the property; staff and the applicant said there are two wells and that the request would convert one existing domestic well to a commercial well under the State Engineer’s authority. Commissioners also confirmed that the applicant would obtain construction permits from the Construction Industries Division (CID) for the new structure. No members of the public spoke in opposition or support at the hearing.
The commission voted to approve the conditional use permit; the approval requires the applicant to comply with the SLDC design standards and to obtain all required permits, including construction and well permitting, before commencing full operations.
