The Design Review Board approved on May 15 proposed façade renovations to a commercial shopping center on Collins Avenue (application DRB 25‑1080‑6788) while requiring the applicant to return with a full landscape and lighting package and confirmation the site's drainage issues have been addressed.
Applicant representatives said the existing one‑story plaza has failing wood trusses and an outdated facade; they proposed a new aluminum storefront treatment in a simulated wood finish and a lighter stucco with scored details. "It is an improvement," a board member said during the presentation, adding the project will update an eyesore on Collins Avenue.
During the hearing, the board and staff focused on three related site elements the board wanted addressed before final permitting: landscaping at the parking lot islands and sidewalk edge, a lighting plan with photometrics for pedestrian safety and sign compatibility, and documentation confirming that previously reported drainage issues have been corrected. Staff and board members recommended trees in the existing landscape islands and a layered landscape plan created by a landscape architect.
Because those site components were not fully developed in the application, the board voted to approve the façade changes but continued the application for a follow‑up hearing (target date July 10) to review a complete landscape plan, lighting plan (including photometrics), and evidence that drainage concerns have been resolved. The board conditioned approval on the applicant submitting the staged materials and noted that final permits for facade work will not be issued until the follow‑up deliverables are accepted.
The applicant agreed to the timeline and to meet with staff in advance to coordinate required landscape and lighting materials. The board also instructed staff to include landscape and lighting conditions in the draft final order.
