ZBA approves variance to legalize concrete patio, allow larger lot coverage for West Babylon homeowner

The Town of Babylon Zoning Board of Appeals on May 15 approved application 25059, allowing a West Babylon homeowner to legalize a concrete patio and to increase lot coverage from 20% to 42.34% to accommodate a proposed in-ground pool.
Michelle Bridal, representing the applicants Gabriella Smalls and Kenneth Coleman, told the board the concrete patio and a basketball hoop were installed in February 2012 without permits. Bridal said the homeowner now seeks variances to legalize the patio (rear-yard setback relief from 2 feet to 1.4 feet) and to increase maximum lot coverage to permit an in-ground pool.
Board members asked whether neighbors objected; Bridal said no neighbors had voiced concerns and described the area as a neighborhood gathering place for children. After brief discussion the board voted to approve application 25-059; a motion to approve was made, seconded and carried with all members voting in favor.
The applicant must follow whatever building-permit and inspection requirements apply to pool construction and any subsequent work, the board noted. A planning division memo and an environmental control memo were entered into the record along with a survey and photographs.
