The Town of Pembroke Park commission on May 14 approved a site development plan for the Pembroke Park Villas project, a 28‑unit townhome development, and added a condition requiring that each unit’s garage be prewired for electric‑vehicle charging.
Mike Vonemuhlen (planning counsel) presented the site plan for four buildings containing 28 townhome units, each with a garage and driveway. Staff and the applicant said sewer connection questions that had delayed the project were resolved to the satisfaction of the public‑works department and planning staff recommended approval.
During public questions, commissioners sought clarity about electric‑vehicle (EV) readiness. The applicant’s representative confirmed the units would be prewired to accept EV chargers, and counsel agreed to include EV wiring and the availability of 240‑volt hookups as a condition of the development order. "We're gonna install each house...they're gonna be prewired so they can just install [a charger] and not have to tear down the garage," the applicant’s representative said on the record.
With the added condition about EV prewiring included in the resolution, the commission approved the site plan on roll-call. The vote was recorded in the meeting minutes as unanimous in favor.
Staff noted the project includes 28 garages and driveways, renderings were presented and the planning and zoning board had previously recommended approval. The commission instructed staff to incorporate the EV‑prewiring requirement into the final resolution and development order.
