The License and Variance Board unanimously approved April 23 a variance reducing a side setback from 12 feet to 5 feet at 3721 Hickory Circle, authorizing a homeowner to remove an existing two-car carport and build a three-car enclosed garage.
Planner Caitlin Crow told the board the 0.6-acre corner lot currently contains a house with an existing carport that encroaches 2.3 feet into the setback; the proposed three-car garage would increase the encroachment to 7 feet, producing the requested reduction from 12 feet to 5 feet. Crow said the proposed change would shift the driveway slightly and would remain under the city’s 35% impervious-surface threshold.
Crow recommended approval because any replacement or expansion at the current carport location would create the same setback issue and staff determined the requested reduction was the minimum necessary. The report noted no calls in opposition at the time of the staff report.
Applicant Christopher Spears confirmed the house was built in 1964 and agreed to comply with the standard condition requiring substantial compliance with the submitted site plan. The board voted unanimously to approve the variance.
No public speakers addressed the board on this item and no additional conditions beyond the standard stipulation were imposed.
