On May 14 the Tooele City Planning Commission voted unanimously to forward a proposed amendment allowing minor subdivisions in commercial and industrial zoning districts.
Planner Andrew Agard and Kent Page explained the city’s current ordinance limits minor subdivisions to residential zones. Staff said minor subdivisions combine preliminary and final plat review into a single review to save applicants and staff time and that, in practice, small commercial/industrial subdivisions can be handled similarly to residential ones because right-of-way and utility improvements are addressed through the site-plan process.
Agard said the recommended fix is to remove the word “residential” from Tooele City Code 7-19-35 so the minor-subdivision process can apply to qualifying subdivisions regardless of zoning. The commission agreed this change would reduce unnecessary reviews for small commercial or industrial lots without removing review protections.
The chair moved to forward a positive recommendation to the City Council; the motion passed 6-0.
