Planning commission approves Old Hickory Sheds' outdoor sales at 1094 N. Main with conditions

The Tooele City Planning Commission voted 6-0 on May 14 to approve a conditional-use permit allowing accessory outdoor sales and display for Old Hickory Sheds at 1094 North Main Street.
The permit was approved to allow accessory outdoor sales and display incidental to the property's existing commercial use. The commission's approval requires the applicant to meet the city's parking code and to work with staff on the placement of sheds to protect the 40-foot clearview zone and ensure traffic and fire safety.
Planner Kent Page told the commission staff recommends approval with two conditions: that the applicant satisfy code parking requirements for number, size and location of stalls, and that the applicant work with staff on shed placement to protect sight triangles, traffic flow and fire safety. Page said the applicant had provided a revised site plan and a fire inspection report but that staff had not fully completed review of the most recent plan.
Colton Veil, representing Old Hickory Sheds and working with applicant Kyle Matthews, said the business expects low customer volumes. “On a very good day, our dealer may see 3 customers walk on the lot,” Veil said, adding that the company had satisfied fire approval and planned spacing between sheds near the building to allow customer access and to meet fire-safety preferences.
Commissioners pressed staff on parking: the revised site plan presented at the meeting showed five parking spaces including an ADA space, while staff said the city code calculation based on building square footage requires nine spaces. Page confirmed the code requirement is calculated from the building's square footage and that staff would work with the applicant to meet the required number of stalls.
Commissioner Proctor moved to approve the conditional-use request by Kyle Matthews and associated entities based on the findings of fact and subject to staff conditions. Commissioner Gossett seconded; the commission voted unanimously 6-0 to approve the permit.
The approval attaches the parking and placement conditions to the permit and leaves final compliance review to city staff before full implementation.
