Development coordination staff summarized the plan: four single‑family detached units oriented to West St. John Street, each with front porches and pedestrian connections to the sidewalk, vehicular access from a rear alley, two parking spaces per unit provided in carports, maximum building height of 35 feet and seven new shade trees along street frontages. Staff found the proposal consistent with the Tampa Comprehensive Plan, citing the site’s future‑land‑use designation, proximity to transit and adjacent mixed‑use development.
Applicant Assad Sheikh told council the proposal responds to neighborhood preferences: “All we're doing here is, bringing some extra density, under the future land use update units, would be allowed with bonus,” and said he proposed detached homes rather than a single four‑unit townhouse building because neighbors preferred separate houses. Staff noted the applicant agreed to add two additional street trees — for a total to replace removed trees — between first and second reading.
No members of the public registered to speak on the item. Council voted unanimously to advance the ordinance to second reading.
