Selman recommended a future land use map amendment to Commercial Enclave because the property's Industrial future land use classification was not fully supportive of CTR zoning.
Applicant Matthew Johnson told the commission he purchased the property last year, described lot-splitting activity that followed zoning changes, and said CTR "would be equivalent to what I had" prior to the zoning conversions he experienced. Johnson said he dedicated Wayne Place to the city and sold the residential portion after the split.
One nearby resident who signed up to speak (identified in the record as Burnon) asked about the site's topography and wildlife in the area; the applicant and staff said no development plan was before the commission—this action concerned zoning only. The commission found the application met the zoning standards and voted to recommend the Board of Directors adopt an ordinance to designate the property CTR and amend the future land use map to Commercial Enclave. Commissioners approved the recommendation by roll call; the Board will consider final action on June 3, 2025, at 6 p.m.
