Board tables large garage proposal at 103 South Cassingham for redesign guidance

The board tabled consideration of the new garage proposal for 103 South Cassingham (BZAP25-16) and advised the applicant to work with the residential design consultant to reduce and break up the garage’s massing before returning on June 12.
Owner and speaker Chris Capas described the project as a three-car garage intended to provide storage and flexible family space. He said the structure would be 18 feet tall and that the exterior measures were about 23 feet 4 inches, with an interior layout designed for three vehicles and an open connection to the backyard.
Board members praised details such as natural light and sliding doors but said the overall rectangular mass felt too large and competed with the house. Member Hyer and others suggested breaking the mass into a primary two-bay brick portion and a smaller side bay in different cladding to read as an addition rather than a single large block. Member Hall suggested shifting and offsetting bays to reduce perceived scale; members recommended keeping brick on the primary two-bay portion to relate to the house and using Hardy plank or other cladding on the secondary bay.
The applicant agreed to consult with the design consultant Amy (the project’s designer) and return with revised drawings. The board voted to table the application; motion to table was moved by Mister Hall, seconded by Mister Hyer, and carried unanimously. The item was continued to the June 12 ARB meeting for further refinement prior to any zoning hearing.
