HILLIARD, Ohio — The Planning and Zoning Commission on May 8 voted 7–0 to recommend that the Hoffman Farms planned-unit development (PUD) text be amended to explicitly allow a grocery store use in the B-2 zoning district, removing a drafting omission that staff said resulted from an earlier code revision.
Planning staff said the change restores the PUD to the original intent that allowed grocery uses in that B-2 district. "This is putting it back to the original approval," staff said during the hearing, and added that the text change applies to the parcel that contains the Urban Mineral Magic tenant space rather than automatically opening other nearby undeveloped parcels to grocery uses.
The applicant, Khadija Hamati of Urban Mineral Magic, told the commission the business seeks to expand retail offerings and that the PUD text fix would be the fastest administrative route rather than waiting for a separate code amendment. A nearby resident, Dimitris Agarades, asked whether the change would enable large grocery chains to develop adjacent undeveloped parcels; staff answered that the amendment applies only to the specific parcel and that adjacent properties are differently zoned and would require separate approvals.
Commissioners approved the amendment as presented and will forward a positive recommendation to city council. The vote was 7–0.
