Developer says engineering comments for Gates of St. John plat addressed; primary approval sought in two weeks

Mr. Kell, the applicant for the Gates of St. John primary plat, told the Town of St. John Plan Commission on May 7 that engineering comments previously raised have been addressed and that applications required by the Indiana Department of Environmental Management and the town's MS4 stormwater program have been filed.

“All of those comments have been addressed,” Mr. Kell said. He added that he spoke with Adam McAlpine and that McAlpine “feels that everything should be sufficient where primary plan approval can be sought” in two weeks.

Town staff confirmed receipt of a resubmittal over the weekend that included an engineering response letter from the applicant's engineer, Taringa, and an updated civil plan set. A staff member said she would coordinate with the town's engineer to obtain a response letter after review.

The applicant and town staff said all town fees related to the project have been paid. No formal vote was taken; the item was continued for further review and is expected to return to the commission in two weeks for possible permission to advertise and eventual public hearing on the primary plat.

The commission did not take formal action at the May 7 study session; commissioners expressed that the principal outstanding concern had been the length of the engineering comment list and that they were satisfied those items appeared to be resolved pending the town engineer's concurrence.

If the item returns as expected, the commission will consider permission to advertise and a subsequent public hearing for primary plat approval.
