Planning staff told the Stow City Planning Committee on May 8 that a revised site plan for Independent Living Villas at 4316 Hudson Drive maintains the previously approved 33 units but shifts building footprints, substitutes a pair of three‑unit buildings for one six‑unit structure and relocates parking to the south end of the site. The committee voted to forward the modification to council.
The project has a long approval history: original approvals and extensions dating to 2019 and subsequent plan revisions and extensions in 2022 and 2023. Staff said the new plan preserves the approved unit count and trail alignment and has been reviewed by the city arborist for landscaping changes.
Planning staff said the revised plan moves the former six‑unit building into two three‑unit buildings, moves certain parking spaces toward the south end of the access drive, and shifts some buildings closer to the right of way while still complying with the eight‑foot building setback. "Buildings were moved up towards the right of way, but they still comply with the 8 foot building setback requirement, and they are still maintaining the trail that goes through the development," Mr. Cowan told the committee.
No applicant representative attended the committee meeting. Planning staff recommended forwarding the modification to council for final action, and the committee voted to place the item on tonight's council agenda.
Next steps: the item will be considered by the full council; if approved the applicant will proceed with permit work consistent with the revised site plan.
