The Prescott Valley Town Council approved a preliminary development plan (PDP 25-004) for a new medical office building for Yavapai Pediatrics, authorizing the mayor to sign Resolution No. 2025-2419.
Development Services planner (presenter) described the site as 7,500 square feet with two to three suites, one for the applicant who operates Yavapai Pediatrics at 3001 North Main Street. The site is at 7660 East State Route 69, south of Florentine and east of Lake Valley Road, surrounded by commercially zoned properties. The proposed building height is under 27 feet and exterior finishes were described as a mix of stucco and stone. Staff recommended approval of PDP 25-004.
Council members asked questions but reported the proposal seemed "pretty squared away," and a councilmember moved and the council voted to authorize the mayor to sign resolution 2025-2419 adopting PDP 25-004. The clerk announced the motion passed unanimously. The resolution formalizes entitlements for the site and allows the applicant to proceed toward final engineering, permitting and construction documents.
