The Herriman Planning Commission approved a five-lot preliminary plat and a conditional use permit for a site below Rockwell Landing, where large easements and power lines create irregular lot shapes.
Lauren, presenting for staff, said the lots are all over one acre; in this zone, lots exceeding one acre require conditional-use review, which is why both items were considered together. Staff noted most engineering corrections have been addressed and any remaining items can be handled at the time of site creation or during conditional-use review. A portion of the lots along the lower slope will be left in native condition because steep grade and overhead utilities make development impractical.
Scott Thorson, the applicant, had no additional information to add beyond staff’s presentation. Commissioners emphasized that any future outdoor storage on the site would need separate commission approval; Lauren confirmed that existing conditions will be enforced by code enforcement if an approved use is not followed. The commission approved both the plat and the conditional use permit with the staff-recommended conditions in unanimous votes.
