The Waukee City Council approved resolutions for preliminary plat, final plat and site plan for a development proposed by Boysen Properties LLC and applicant Alder Partners LLC at the southwest corner of Northwest Douglas Parkway and Northwest 10th Street.
Melissa, city staff, said the property contains 4.37 acres and is zoned C‑1A neighborhood commercial and R‑4 row dwelling/townhome with a planned development overlay. The proposal divides the parcel into two lots and one outlot. Lot 1 (north) would contain a single‑story, approximately 2,500‑square‑foot coffee shop with a drive‑through window; Lot 2 (south) would include a single‑story multi‑tenant building of just over 12,000 square feet intended for restaurant and retail uses with outdoor patios.
The site plan shows a detention basin on Outlot Z in the northwest corner, two public access points from surrounding streets, five‑foot sidewalks along public street frontages and pedestrian access points. Melissa said parking and landscaping requirements are being met; when asked whether parking would be sufficient for two restaurants, staff said the plan “parked it for two restaurants” and that they could not recall the exact parking count in the meeting record. Staff recommended approval of the preliminary plat, final plat and site plan; the council voted to approve each resolution on roll call.
