County board approves special use to split 92 Acres LLC property, creating sub-35-acre lot north of Ottawa

The LaSalle County Board on May 8 approved a special-use permit (25-09) allowing 92 Acres LLC and applicant Paul Walter to create a lot under 35 acres on property along North 240 First Road in South Ottawa Township.
The LaSalle County Zoning Board of Appeals held a public hearing on April 16 and recommended approval. County land-use staff summarized that the petitioner will split the tract, creating a roughly 23-acre parcel on the north half with pasture, woodland and a pond and leaving a larger, farmed 69-acre parcel to the south. The smaller parcel is intended for recreational use, while the owner will retain the 69-acre tract for continued farming.
Staff described access and setbacks, noting an existing roadway and a required build setback of at least 70 to 85 feet from the right-of-way on the portion that fronts the road. The special-use permit was authorized under section 7.1-4(b) of the LaSalle County Zoning Ordinance. The motion to approve was made by Miss Znicki and seconded by Mister Gadsden; the board approved the permit by voice vote.
The resolution as read includes the corrected PIN (22-28-114-000) and states that the ordinance takes effect upon passage, approval and publication in pamphlet form. No conditions beyond the ordinance language were recorded in the meeting motion.
