Grow Development LLC has applied to change the land‑use designation for an 11.7‑acre parcel at 249 East 1000 North from medium‑density residential to light industrial, Tooele City staff told the council May 7.
Andrew Agard, the city’s community development director, said the L‑shaped parcel is north of 1000 North, adjacent to Our House assisted‑living on the east, with the city’s new fire station and a helicopter pad to the west. The property is currently designated MDR (medium density residential) and zoned RR‑5; the applicant requests a light‑industrial designation (purple on the land‑use map) that would allow light industrial and industrial service zoning districts.
Agard said the applicant provided a concept site plan and product images but that staff has not completed ordinance compliance review. He said the proposed development would be a flex retail and light‑industrial combination intended to generate limited noise, dust, odor or vibration typical of light industrial zoning.
A council member who said they had discussed the property with the developer commented that the use appeared suitable. Agard said the matter will go before the planning commission for formal review and recommendation and will later return to the council for a final decision.
No formal action or vote occurred during the work meeting.
