Planning commission approves rezoning in Pinson to allow second mobile home on 5.35-acre lot

On May 8, 2025, the Jefferson County Planning and Zoning Commission approved rezoning case Z250013 to rezone a 5.35-acre parcel at 8810 North Mountain Street in Pinson from split R-6/A-1 to A-1, enabling the placement of a second mobile home.
Staff presented the case and recommended approval. Planner Miss McCleskey told the commission the property currently contains a mobile home occupied by the applicant, Ruben Ortez, and that the applicant requested a second mobile home for a mother-in-law unit to be located on the south portion of the lot. McCleskey said the A-1 district allows more than one mobile home on a property while R-6 allows only one.
The presenter noted the surrounding area includes both R-6 and A-1 districts and that staff found the proposed agricultural zoning compatible with the future land-use plan. McCleskey said she observed several mobile homes in the area during a site visit.
No opposition appeared. A motion to approve Z250013 was made, seconded and carried by voice vote.
