The Norwalk Planning and Zoning Commission on a unanimous vote approved a subdivision application to split 107 Wolfpit Avenue into two lots.
The application, listed in the agenda as 2025-24 (Genario Romali/107 Wolfpit Avenue), would create two building parcels. City planning staff described the proposal as straightforward and recommended conditions including submission of a landscape plan before a zoning permit for new construction and department of public works approval of driveway location to ensure adequate sight lines.
Applicant remarks and staff presentation The applicant described the intention to split the existing lot so the parcel with the existing house and accessory structures would remain in place while a second lot would be created that could accommodate a future dwelling within required setbacks. The applicant said the proposed new dwelling would be located inside the required setback lines shown on the survey and that the new lot would be subject to the subdivision and zoning conditions.
Planning staff noted a sidewalk already exists along Starlight Drive and Wolfpit and that traffic/transportation staff were satisfied with current conditions. Following a motion to approve and a roll-call vote, commissioners voted yes: Rowena; Kanter; Williams; Langelis; Jordan Byron; Shulman; Lankowski; Wells (recorded as unanimous). The commission recorded the motion as approved and closed the matter.
What happens next The commission’s approval is conditioned on the submission of a landscape plan prior to a zoning permit and DPW sign-off on driveway location and sight lines. Staff will process the subdivision paperwork and the applicant may return with specific plans for new construction on the newly created lot that will require the standard zoning-permit review and compliance with the conditions the commission imposed.
