Under the new ordinance, the required parking ratio changed from two spaces per unit to 1.5 spaces per unit, enabling the developer to increase units from six to 12 while providing 18 parking spaces. Council members said the building will front Broad Street and parking will be provided from Adrian Street to the rear.
Committee members and staff said the project met planning requirements and presented no outstanding red flags. Council was told the developer plans a three‑story building with a facade that "will fit the neighborhood" and that some overgrown trees on the lot will be removed; landscaping plans will include replacement greenery shown on the developer's plans.
This was an informational item: council did not take a vote at the April 21 meeting because planning commission approval already occurred. Councilmembers said they were sharing the planning approval with full council as a best-practices notice.
