Council hears updates on street repairs, arena, hotel proposal and industrial zoning change

City staff updated the Perry City Council on several infrastructure and economic-development items on May 5, including street resurfacing plans, an arena opening, a hotel proposal awaiting an Oklahoma Department of Transportation (ODOT) study and zoning changes tied to a project labelled “Project Duke.”
City Manager Nate Reid and staff said they have identified 15 blocks for street work that could begin July 1 and that previous delays were driven by equipment availability. Bryce and staff said the arena project was progressing and remained on track for a June opening, with electricians and state approvals for concessions underway. City staff reported that the America’s Best Inn proposal is waiting on an ODOT study, which will determine engineering requirements and influence financing; staff said the study had been delayed but was expected to return soon.
On industrial development, city staff said Project Duke is advancing and staff will propose an amendment to I-1 (industrial) zoning to list distribution centers and warehousing as permitted uses rather than requiring use-by-review. That change will be sent to the Planning Commission for a May 22 hearing and return to the council on June 2. Staff also discussed continuing economic-development outreach for the commercial/industrial park.
No formal council decisions were made in the May 5 updates; staff said follow-up items will appear on future agendas once studies and plan documents are complete.
