Council approves amendment to Tanner Flats development; Ivory Homes reduces lots, reconfigures park

The Santaquin City Council approved a first amendment May 6 to the development agreement for Tanner Flats at Summit Ridge, an Ivory Homes subdivision, reducing the number of lots in a phase and reconfiguring the park and drainage layout.
Staff and the developer said the change reduces the number of homes in the amended phase from 33 to 30 to accommodate drainage and park reconfiguration. The new park area is approximately 750 square feet larger than the previous plan and will include trees, benches, a pavilion, a playground and a pickleball court. The developer also committed to installing a drinking fountain and a sewer lateral sized to allow a restroom in the future.
Why it matters: The amendment adjusts the project to address drainage and design issues while preserving or increasing park amenities. Staff said administrative approvals and additional site-plan work will follow the development-agreement amendment; the planning commission will review preliminary changes where land-use authority is required.
Votes: Council approved the resolution to adopt the first amendment to the development agreement by recorded vote. The council noted that subsequent administrative approvals and DRC reviews remain required for final engineering and construction approvals.
