Council approves preliminary plat for Sarah Hills Fourth Edition

The City of New Ulm City Council on May 6 approved the preliminary plat of Sarah Hills Fourth Edition, a 2.75-acre property located between 1827 Ryan Road and 1900 Allison Avenue.
Planning staff told the council the Planning Commission had unanimously recommended approval at its April 24 meeting. The plat will subdivide the property into two lots that comply with R-1 zoning standards. Conditions attached to the approval include payment of a platting fee of $260 (base fee $200 plus $30 per lot), a parkland dedication fee of $700 ($350 per lot), provision of electronic AutoCAD plat files, and designation of two easement areas: a 10-foot easement along the front property lines for both lots and a 5-foot easement along the rear or alley property lines for both lots. A motion to approve the preliminary plat with those conditions carried by voice vote.
Staff noted the city’s prior approval on Feb. 4 to purchase the property from Melvin Shugel and that the city closed on the property March 24; platting was a requirement of that purchase agreement.
