BZA and planning commission approve two infill housing proposals; council warned amendments are coming

Worcester City Council received an update that two infill housing projects were approved by the Board of Zoning Appeals (BZA) and the planning commission.
The mayor reported the BZA approved a cluster residential development on the former Laurel Street Mobile Home Park site. The planning commission approved a zoning map amendment and preliminary development plan for a Weaver Custom Homes project on Woodbank Road. The mayor described both as infill projects featuring smaller house sizes and smaller lot sizes than are currently required in R-1 or R-T zoning districts.
According to the mayor, the projects are intended to increase housing affordability, support farmland preservation and be more environmentally friendly. He said both approvals are consistent with the administration's goal of providing alternatives to traditional single-family zoning and that residential zoning-code amendments may come before council in the fall.
These approvals took place before council (by the BZA and planning commission); no council vote on zoning amendments occurred at Monday's meeting. The mayor asked the council to expect further discussion later in the year.
