The Village of Ashwaubenon Plan Commission approved a two‑lot certified survey map (CSM) for RH Opportunity Fund, LLC, for property at 2585 South Bridal during its meeting May 6, 2025. The approval was granted by voice vote with conditions imposed before final recording.
The action matters because the lot split clears the way for separate ownership and potential redevelopment of the northern and southern portions of the parcel; staff said the proposed lots meet the zoning and dimensional standards for the district and that an environmentally sensitive wetland area along the north property line of Lot 2 has been delineated.
Aaron M. Schutte, Ashwaubenon Community Development Director, presented the item and described it as “a very straightforward 2 lot certified survey map” that splits the parcel into Lot 1, which contains an existing office building, and Lot 2. Schutte summarized recommended conditions of approval: approval by the Brown County Highway Department for driveway access from Lot 2 to South Broadway (County Highway H) or, alternatively, preparing and recording a shared access easement from the existing driveway on Lot 1; submission of a stormwater management plan for Lots 1 and 2 for review and approval by the Village of Ashwaubenon engineer; and revising the Village of Ashwaubenon certificate currently listing Chris Teske, Village Clerk, to list Aaron M. Schutte as the Community Development Director for signature purposes. The parcel will also require approval by the Brown County Planning Commission before recording.
A commissioner asked whether the property was the Avenue/Redue Homes site; staff confirmed it was the Redue property. After discussion, a motion to approve the CSM “as presented” with the stated conditions carried by voice vote. The meeting record shows the commission voted in the affirmative; one member, Jim Allen, was listed as excused.
Schutte told commissioners he expects to present what he hopes is the last major chapter of the comprehensive plan to the commission in the next couple of weeks.
