San Juan EDC discusses leasing former City Hall restaurant space, flags food-service limits

The San Juan Economic Development Corporation on May 6 discussed plans to market the former restaurant space on the first floor of City Hall and the constraints any new tenant would face.
EDC Director (unnamed) said staff is “waiting for the detailed details of the previous restaurant to be removed so that IT can go in there, probably tomorrow or or Thursday, do a new video and new pictures. That way, we can edit the property.” That work will precede formal marketing of the space.
The director and board members discussed what kinds of food-service businesses the space could support. The director said the space was “designed for hot foods” and previously supported food kept warm, but “no grease. No actual cooking.” The director said any prospective tenant would need to negotiate responsibilities and secure approval from the sanitation department before offering prepared food.
Board members urged staff to consider tenant types likely to be successful in the location. Suggestions included coffee, sandwiches, a grab-and-go deli or bakery; staff emphasized the need to match offerings to local demand and to the facility’s equipment and sanitation limits.
The board did not take a final vote on leasing terms at the meeting. Staff indicated it will return with photos and marketing materials after the prior tenant’s fixtures are removed and IT produces the planned video and pictures.
The matter remains under active staff work; no lease was approved at the May 6 meeting.
