Natchitoches planning commission approves Frederick subdivision on Louisiana Highway 3175

The Natchitoches Planning & Zoning Commission on Thursday approved an application from property owner Alfred Frederick to subdivide acreage along Louisiana Highway 3175 for the purpose of sale.

The approval covers a parcel described in the commission packet as about 18.79 acres in Section 41, Township 9 North, Range 7 West, with related descriptions referencing additional acreage and adjoining property lines. Acting Planning Director Miss Oakes summarized the application as “pretty straightforward,” saying the office had received no inquiries about the proposal.

Commission discussion centered on access and frontage for the remaining property. The commission chair said, “The only thing that concerns me is what kind of frontage is gonna be left,” and urged caution about leaving small or hard-to-develop strips of land. Brandon C. Thornton, who presented maps and came forward to answer questions, said the remaining property “has access from the south” and that his map indicated West Lake Shore as the nearby road.

Commissioner Anita DuBois moved to approve the subdivision application; the motion was seconded by Commissioner Lewis (first name not specified in the meeting record). The commission approved the application by voice vote; no opposing votes were recorded.

After the vote the chair explained administrative next steps: the signed plat will be routed to city department heads for signatures on the following Tuesday, and, if no written appeal is filed within 10 days addressed to the mayor and city council, the plat will be final and ready to be recorded with Mr. Staney. The chair also noted staff preference for the map and slide number from the land records over emphasis on a clerk seal when providing recorded copies.

The commission had no other new business and deferred the office activity report to a future meeting.
