Walton County commissioners approved a major development order for the Nicias light‑industrial project, clearing the way for construction of roughly 20,000 square feet of office and warehouse space on a 9.75‑acre site at 435 South County Highway 393.
Kelly Schultz, planning staff, introduced the application (MHJ24000004), submitted by Emerald Coast Associates Engineering LLC on behalf of Dirt Investments LLC. Dean Burgis, the engineer of record with Emerald Coast Associates, said the proposal redevelops the site and that stormwater will be managed in a wet pond located at the easternmost point of the property.
Schultz told the commission the project has a future land‑use category of industrial and extractive uses and is zoned light industrial in District 5. Staff entered the report into the record; a commissioner moved and a second was made, and commissioners voted in favor. No public comment was recorded.
County staff said the project meets the land development code and comprehensive‑plan criteria for light‑industrial park development. Each building is expected to be built to suit and leased under single ownership, staff said.
