Keller City Council approved a site plan for 525 Keller Parkway and a variance to allow an 8‑foot decorative fence after the property owner said he replaced an old chain‑link fence that had been an eyesore.
The owner told council the property had been vacant and the prior chain‑link fence made the site unattractive; he replaced the fence and improved the building with interior work, HVAC and cosmetic upgrades and later leased the space to a tenant. Planning staff said the Unified Development Code normally requires masonry or approved materials for fences in non‑residential districts; the applicant first sought a zoning‑board appeal and, after that denial, submitted a site plan with a variance request.
The Planning and Zoning Commission recommended approval by a 4‑3 vote. The council discussed whether to require the owner to return for a status review. The owner said the fence is a metal frame with horizontal stained wood planks and that the tenant (S & B Fence and Roofing) was not the contractor that built the fence. Council approved the site plan and variance; the council added a condition asking the owner to appear for review in three years to confirm the fence and landscaping remain in good condition.
Staff will process the detailed site plan and ensure the materials and landscape plan match the council’s expectation. No further penalties or mandates were imposed; the owner said he would maintain the property.
