May 6, 2025 — The Mainland Planning Commission approved site plan SP‑25‑7 Tuesday for a truck wash at Exit 29 near the Flying J travel center, granting an alternate buffer treatment where a 20‑foot buffer would normally apply.
Christopher Carey, Glynn County planning and zoning, told commissioners the applicant requested a variance to buffer requirements: “However, due to site conditions for stormwater management, a type a alternate is proposed.” The site plan shows areas proposed to meet a Type E buffer with plantings, areas where a Type A alternate is proposed, and areas proposed to remain as existing vegetation.
Commissioners asked whether nearby residents had been notified about the proposed alternate buffer. Carey said staff had not, to his knowledge, been contacted by residents of Fancy Bluff about the change. Brian Braun, speaking for the property owner, told the commission a fence would be installed in the red‑shaded area as part of the alternate. “We are installing a fence as part of the alternate,” he said; he added the fence would be approximately six feet in height.
No members of the public spoke in favor or opposition during the public‑hearing portion. A motion to approve SP‑25‑7 as presented passed by a 6–0 vote; the mover and seconder were not identified by name in the transcript.
The approval includes the buffer alternate tied to site constraints for stormwater management; further permitting and inspections will follow through county permitting channels.
