Commission recommends variances for Village Bridges of Montgomery, bars alley parking

The Planning and Zoning Commission on May 6 recommended approval of variances related to lot width, depth and side/rear yard setbacks for the development known in materials as the Village Bridges of Montgomery, and explicitly included a condition prohibiting parking in alleyways.
Commission discussion clarified those setback variances were intended for the alley-facing units rather than all homes in the subdivision. Commissioners raised concerns that narrow alleys could be obstructed by parked cars and suggested the developer incorporate restrictions into the covenants and restrictions (CC&Rs) or plat notes; one commissioner said putting “no parking in the alley” into the covenants would prevent future problems.
A motion to recommend approval with the alley-parking prohibition was made and seconded; the commission recorded an aye vote and approved the recommendation to the City Council. Staff noted that the variances are necessary for the developer to prepare a final plat; the commission will see the final plat before any lots are recorded.
The recommendation forwarded to the City Council includes the alley-parking condition and will be accompanied by staff comments and the final plat when prepared. The developer must still submit engineering and plat documents for final review and approval.
