The Stephens County Planning Commission on May 6 approved rezoning 2.02 acres of a roughly 98.35-acre tract at 810 Stovall Farm Road from Agricultural Intensive to Agricultural Residential to allow limited residential development.
Planning staff said the rezoned portion would enable a small neighborhood off Lakeside Hills Road and provide a buffer between intensive agricultural activity to the north and existing single-family properties to the south. "Staff does believe that a rezoning to AR would be an appropriate zoning and would establish an important land use buffer in the area," staff said during the hearing.
No public speakers opposed the request. After the public hearing closed, commissioners moved and seconded approval; the chair announced the motion carried. The rezoning was presented as consistent with local land-use goals and as a means to promote "personal agricultural use in conjunction with existing residential single property." No additional conditions were recorded in the meeting minutes.
The rezoning changes the zoning classification for the 2.02-acre area; further subdivision or house construction would require permits in accordance with Stephens County development regulations.
