Council rezones city-owned lot at 2415 Florence Boulevard to allow four-unit development

The Omaha City Council voted unanimously to rezone a city-owned parcel at 2415 Florence Boulevard from R4 to R5 to accommodate a planned four-unit development and ease the property's sale to a selected developer.
Kelly Johnston Dorsey of the Omaha Planning Department told the council the city currently owns the parcel and has selected a developer who proposes four total units. "This is a property that the city currently owns. We have selected a developer to purchase the property ... He is proposing 4 total units so it would need to be rezoned to R5," Johnston Dorsey said.
Developer Phil McClain identified himself at the hearing and provided his address for the record. Supporters in the room, including resident Phil McClain and Sherman Wells, spoke in favor. "I'm definitely a proponent for this brother. He's, been developing some good things around here," Wells said.
Council Member Johnson moved to support the rezoning; a second was recorded and the motion passed on roll call 7 to 0. Planning staff and the planning board had recommended approval. Johnston Dorsey said the department prefers to place a property in its intended zoning before a sale "to make that step easier for the developer." The zoning change will allow the four-unit configuration proposed by the purchaser.
