Commission approves Abbey Brook Phase 3 subdivision creating 32 lots in District 2

The Limestone County Commission granted final approval May 2 to Abbey Brook Phase 3, a major final plat creating 32 lots in District 2, the county engineer told commissioners.

The engineer presented the plat and asked the commission to approve the subdivision as submitted. Commissioner Townsend moved the approval and Commissioner Turner seconded; the motion passed unanimously.

During discussion, the chair and the engineer clarified why phased plats appear in multiple filings: developers often record subdivisions in phases or reconfigure existing lots, and the county’s subdivision regulations require approval when an application meets those standards. “If the subdivision meets the county’s requirements, it doesn’t say the county can or cannot approve it. The law says the county must approve it,” the chairman said, noting the commission has limited discretion once regulations are met.

A county staff member referenced questions from a participant identified as Miss Schulte and explained that minor subdivisions sometimes reconfigure lots rather than create new, standalone parcels; the engineer confirmed the Abbey Brook filing was a continuation of prior phases rather than a new subdivision of previously undeveloped land.

Commissioners did not place additional conditions on the approval during the meeting. The action was recorded as final approval by unanimous vote.
